HANOI MIXED USE DEVELOPMENT

 

MRMC Quantity Surveyors has been appointed to provide professional cost management services for a significant mixed-use high-rise development located on a 9,000m² urban plot in Western Hanoi.

The proposed scheme delivers a total Construction Floor Area of approximately 212,000m², comprising an integrated mix of residential, commercial, office, retail, and event space within a high-density urban setting.

The development includes:

  • Basement Parking: 44,000m²
  • Tower 1 – Residential: 64,000m²
  • Tower 2 – Commercial / Mixed Use: 66,000m²
  • Tower 3 – Office: 26,000m²
  • Event Centre: 7,500m²
  • High-End Retail & F&B: 4,800m²

Project Significance

This vertically integrated scheme represents a complex, multi-asset development combining residential accommodation, commercial office space, lifestyle retail, and event facilities within a consolidated podium-and-tower configuration.

The design maximises land efficiency while creating distinct functional zones across the towers and podium levels. The inclusion of an event centre and premium retail & F&B offering strengthens the project’s positioning as a destination-led urban hub rather than a single-use development.

The scale of construction, structural complexity, MEP intensity, and vertical transportation requirements associated with three high-rise towers present a technically demanding delivery profile, requiring disciplined coordination and detailed cost planning across all packages.
